Meet Callum Livingston — sales negotiator at Ledingham Chalmers Estate Agency (LCEA)

Behind every successful home sale is someone who understands both the property and the people involved.

As a sales negotiator, Callum supports clients through what can be a huge moment in their lives — selling their home. Some days that means talking through what’s happening in the local market or helping someone weigh up an offer; other days, it’s recommending the best way to help a property stand out, such as arranging drone photography, 360-degree virtual tours, or suggesting a refresh of the listing images.

We caught up with Callum — who joined the team in July 2024 — to find out more.

What do you enjoy about your role?

No two days are ever quite the same in estate agency. From day one, I felt welcomed at LCEA. The team’s down-to-earth, supportive, and always happy to share advice when you need it.

I work with a broad portfolio of properties, and keeping in touch with people is a key part of what I do. Whether it’s feedback after a viewing or an update on interest levels, it’s important clients always have the latest information.

Every property comes with its own story, and sometimes its own challenges — whether that’s a question about the title, something quirky in the building’s layout, or a bit of negotiation around the price.

What I like is that we take the time to understand what’s needed and work from there. It’s not about ticking boxes — it’s about listening, adapting, and helping people move things forward.

How did you get into residential property?

I started out as an apprentice admin assistant in another law firm — in a team that rarely slowed down. It was a great first step into working life and gave me a lot of experience and confidence, especially when it came to dealing with people and problem-solving.

That led me into a job with that firm’s estate agency team, where I worked as a viewing agent and also managed a client database, promoting related services like mortgage support and legal referrals. Those roles gave me a solid understanding of how the different parts of the process fit together, and that’s been really useful ever since.

What do you do when you’re not working?

I try to stay active — I go to the gym regularly and find it helps me reset.

On weekends, I like getting outdoors when I can. My girlfriend and I enjoy hillwalking — even if we did once get a bit off-track up one of the Three Sisters in Glencoe! A longer-than-planned hike, but a good memory now.

I’m also really into history, and I try to visit as many historical places as I can. A recent highlight was Rome, where I got to see the Colosseum and St Peter’s Basilica in Vatican City — both absolutely worth it if you get the chance.

What would you do if you weren’t in property?

If I’d gone down a different path, I think I’d have trained as a marine biologist. I’ve always been fascinated by the ocean, and the fact that we’ve only explored around 5% of it is incredible. There’s something exciting about not knowing what’s out there.
